What We Aren’t

NO DUAL AGENCY
Many companies whose agents are permitted to practice what is called “
dual agency” tell you there is no problem with their agents being on both sides of the transaction. Except that the duties of full disclosure and confidentiality are in direct conflict. Which one do they choose? Do they tell the seller that you need to move by year-end? Won’t that affect the price?

TRUE CONFLICT – FREE REPRESENTATION
If you sign up with a large company, the house you go to see may be listed with one of their agents. A friend of your agent, perhaps. Or maybe the listing agent also may want to represent you. This is very likely not a benefit for you. A recent survey found that most home buyers felt this was a potential conflict of interest and might hurt them. We know that can happen – we have seen it. Why You Should Care

Possibly the single largest investment of a person’s life is the purchase of a home. Yet most people know less about the qualifications of the person being paid to guide them through this process than they do about their child’s preschool teacher or their accountant. Instead, they select the listing agent, the person who is distantly related to them or their neighbor, or the person whose yard sign they last saw in the neighborhood.

 At a MINIMUM, you need to know:

  • did the person helping you to spend your hard earned money graduate from high school?
  • has he or she adopted the industry standard code of ethics?
  • do they work full time at this job?
  • do they have a good number of satisfied, returning clients?

How We Can Save You Money

We can get you the best deal because we know how to submit an offer for a home so that is attractive to the seller and at the same time meets your needs. With Sage, you will be sure:

  • That the price we recommend as your offer is high enough to get you the house but not so high that you are overpaying
  • That we will show you all relevant previous home sales that should guide your offering price including the length of time that those homes were on the market before they sold
  • That you, the buyer, can set the price you want to offer
  • That we are not motivated by the commission – we will tell you if the commission is different on any of the houses you are considering – we would rather save you money on the price and get your loyalty than encourage you to offer too much to get a few dollars more for us

How We Get Paid

NO MINIMAL FEE OR COMMISSION RATE
We do not charge you a fee. We will show you any lot or home no matter how low the commission to us. We will always tell you the commission offered to the buyer’s agent.

COMPENSATION IN YOUR BEST INTEREST
Most consumers don’t understand how real estate agencies work. In most cases, you are not represented the way you think you are.

Our agreement does not require you to pay us– many companies ask you to pay them something even if you find the house yourself.  We get paid out of the pool that the seller agrees to up front when the house is listed.  Ask us to explain this further if it is not clear.

EXCEPTIONAL CARE
Think of the buyer’s agent as the only real estate professional who is required to treat your deal as if it were his or her own purchase. And it usually costs you no more than if you used the listing agent – they just share the same commission amount from the seller.

  • Give you full service during showings with a minimum of stress on you
  • Review the sales prices of comparable homes to help you deicide what to offer
  • Take away the stress of dealing with difficult sellers based on many years of experience in negotiating  
  • Offer continued, attentive and responsive assistance with all details for the closing, including help with the loan, appraisal, insurance, moving issues and whatever else you need.
